Income Verification
Proof of income at least 2.5 times the monthly rent.
Acceptable forms of income verification include pay stubs, bank statements, or employment verification letters.

Credit History
Assess financial responsibility.

Credit score must be above 650.

No bankruptcy history within the last 3-5 years.
Rental History
Contact previous landlords to verify rental history, including payment history, adherence to lease terms, and any issues with property maintenance.
Criminal Background Check
No history of violent crimes or drug-related offenses.
Nature and severity of any past convictions and their relevance to tenancy will be reviewed.
Rental Application & Screening Fee
Rental application required, including personal information, rental history, employment details, and consent for background/credit checks.

Non-refundable application fee of $30 per person over 18 years of age.
Co-Signer or Guarantor
Agrees to take financial responsibility for the lease if tenant fails to fulfill their obligations.

Co-signer requirements are higher at a credit score of 675 or greater, and an income requirement of 4 times the rent amount.
No Prior Evictions
Any history of eviction or past landlord-tenant disputes will be automatically denied.
Pet Policies
Every rental will have its own pet policy.
